Prices Continue Rising, Sales Slump

The average sales price for single-family, re-sale homes rose 18.3% year-over-year to set a new record high for the fourth month in a row.

The median sales price for single-family, re-sale homes continued to back off from the record high set in August, gaining 10.8% year-over-year. That is the thirteenth month in a row the median sales price has been higher than the year before.

Sales of single-family, re-sale homes in San Diego County plunged 35.1% year-over-year.

Inventory fell 48.7% year-over-year. As of the 10th of November, there were only 1,397 homes for sale, compared to an average of 7,739.

Days of Inventory now stands at thirty-two. The average is 131.

Days on Market, or how long it took from when a home was listed for sale to when it went into escrow, was thirty-two last month. The average since January 2001 is fifty-seven days.

The sales price to list price ratio dropped below 100%: it was 99.8%. The National Association of REALTORS® considers a ratio of 95% to indicate a balanced market.

The median sales price for re-sale condos was up 11.6% year-over-year.

The average sales price for condos was up 9.2% from last October.

The sales price to list price ratio for condos also went back below 100%: it was 99.9%.

Condo sales slumped 47.6% compared to last October.

Condos are selling in twenty-eight days, the average is fifty-five days.

Condo inventory fell 14.9% year-over-year. As of the 10th of November, there were 1,060 condos for sale.

Days of Inventory now stands at fifty-nine. The average is 123.
